We work Sun Valley constantly out of our Beverly Hills shop, and the roofs there have a character to them. Housing stock, elevation and exposure all push local roofs toward the same handful of problems.
What is on most roofs here
Permits and inspections add days, not weeks, when they are pulled up front.
Torch Down Modified Bitumen shows up on a large share of the Sun Valley homes we inspect. Modified bitumen is forgiving on low-slope residential decks and on the small flat sections that so many valley homes have over a patio or addition. Expect 15 to 25 years out of one and $5.50 to $9.50 per square foot to replace it.
The local stressor that matters
Weeks of morning overcast keep north-facing slopes damp well into the day. Algae streaking and moss establishment on shaded slopes, which holds moisture against the surface.
The call we get most often
Ice Damming And Winter Runoff is the complaint we field most from this area. Rare at valley elevations but real in the higher foothills, where a cold snap after rain refreezes runoff at the eave. Ventilation and insulation, not heat cable. Heat cable treats the symptom and runs up the power bill every winter.
What we would check first
- Trim for sun exposure where you can. Zinc or copper strips at the ridge suppress regrowth on chronic slopes.
- Blistering and seam lift are the usual complaints, and both trace back to moisture trapped under the cap sheet at install.
- Icicles along the gutter line and water backing up under the first course of shingles.
- Permit history, if the house has changed hands recently
Permits and code
A full re-roof needs a permit and a final inspection, and California Title 24 sets minimum reflectance for many re-roof scenarios by climate zone. Confirm the product meets it before it arrives on a truck, because the inspector will check and the truck will not take it back.
With Sun Valley roofing, the mistake we see most is paying for the symptom instead of the cause.
Questions we get asked
Do you serve Sun Valley?
Yes. Sun Valley is inside our regular service area and we are on roofs there most weeks.
How fast can you get out to Sun Valley?
For an active leak, same or next day in most cases. For a scheduled inspection or estimate, usually within the week.
Do I need a permit for a repair?
Small repairs generally do not require one. A full re-roof does, as does structural work to the deck or framing.
Working with a Beverly Hills roofer
Beverly Hills Roofing & Commercial Roof Repair has been on Beverly Hills roofs since 1986. We cover Beverly Hills and the surrounding communities including Van Nuys, La Cañada Flintridge and Sun Valley, and every estimate we write names the material, the underlayment and the flashing scope so you can compare it line for line against anyone else's.
Ventilation is the quiet half of this: a sealed attic shortens any roof.
If you want it checked rather than guessed at, the inspection is free.
