What North Hollywood Homeowners Should Know About Their Roofs — Beverly Hills, CA

We work North Hollywood constantly out of our Beverly Hills shop, and the roofs there have a character to them. Housing stock, elevation and exposure all push local roofs toward the same handful of problems.

What is on most roofs here

Ventilation is the quiet half of this: a sealed attic shortens any roof.

Silicone Roof Coating shows up on a large share of the North Hollywood homes we inspect. Coating is the option that keeps an existing roof out of the landfill. If the substrate is sound, a silicone system buys another cycle for a fraction of a tear-off. Expect 10 to 20 years out of one and $2.50 to $5.50 per square foot to replace it.

The local stressor that matters

After eight or nine dry months, the first sustained rain is the first real test the roof has had since spring. Every deferred repair announces itself at once. This is our heaviest call week of the year, every year.

The call we get most often

A Leak With No Visible Damage is the complaint we field most from this area. Water travels. It enters at a penetration, runs along a rafter, and drops somewhere unrelated. The stain is almost never under the hole. Trace it properly — attic inspection during a controlled water test, or infrared to find the wet insulation. Guessing costs more than testing.

What we would check first

  • Get the inspection done in September. In November, everyone is calling and the roof is already wet.
  • Coating fails when it is applied over a wet or failing substrate. It is a renewal system, not a repair system.
  • Interior staining with a roof surface that looks perfectly intact from the ground and from the deck.
  • Permit history, if the house has changed hands recently

Permits and code

A full re-roof needs a permit and a final inspection, and California Title 24 sets minimum reflectance for many re-roof scenarios by climate zone. Confirm the product meets it before it arrives on a truck, because the inspector will check and the truck will not take it back.

Ask any contractor about North Hollywood roofing to show you photos of the problem before they price it.

Questions we get asked

Do you serve North Hollywood?

Yes. North Hollywood is inside our regular service area and we are on roofs there most weeks.

How fast can you get out to North Hollywood?

For an active leak, same or next day in most cases. For a scheduled inspection or estimate, usually within the week.

Do I need a permit for a repair?

Small repairs generally do not require one. A full re-roof does, as does structural work to the deck or framing.

Working with a Beverly Hills roofer

Beverly Hills Roofing & Commercial Roof Repair has been on Beverly Hills roofs since 1986. We cover Beverly Hills and the surrounding communities including Northridge, Van Nuys and Sun Valley, and every estimate we write names the material, the underlayment and the flashing scope so you can compare it line for line against anyone else's.

On a Beverly Hills roof the detail that decides it is usually drainage, not material.

Nothing gets booked until you have seen what we saw on the roof.
